The Highlands 460 subdivision is a covenant controlled community governed by a board of directors elected by the homeowner members. All owners (and their authorized residents) are, via covenant requirements, members of the Highlands 460 Civic Association and subject to the recorded Covenants and Procedures.
The association is primarily responsible for covenant enforcement. The association does not own or manage any common property. The Association's business and activities are carried out by homeowner volunteers.

At closing, please provide the new buyer(s) a printed copy of the covenants and/or be given the online address:
After the purchase, the buyer(s) should also contact the Welcoming Committee (using the email address listed on www.highlands460.org) to ensure they receive additional information about the community.
While membership in the association is automatic (and legally binding as regards the covenants) upon taking ownership of a property in the H460, the membership is free.
The 2020 annual dues for each property are currently $40.00 per year. Payment of the dues is voluntary, but some valuable activities sponsored by the association (such as the yearly large item pickup) are restricted to paid members.
Each homeowner is responsible for obtaining homeowners insurance to cover their insurance needs.
The association does not own nor manage any property or buildings and carries only the insurance necessary to protect homeowner volunteer board members in their conduct of association business.
