9/14/2024 Covenant Final Draft and Voting Update
We are happy to announce that the final covenant draft document has been uploaded below. This draft incorporates all feedback we have received. The description of changes document has also been updated and uploaded below. By the time the October newsletter is in your mailbox, the final draft of the covenants, a ballot solicitation letter, a voting ballot, and a stamped return envelope, will also have been sent to your mailbox. We have 62 days from the time the voting packet is sent out to when the ballots are tallied by Altitude Law. The voting packets should be sent out around 9/25/24 with a 11/22/24 ballot return date. In order for the new covenants to be approved, we need 2/3 of the H460 neighborhood to vote yes. If we do not get enough votes to move forward, we will need to go back to the drawing board, make updates, and re-print and send the voting package out to the neighborhood which will add additional cost to this effort. If you have not received a voting packet and ballot a couple days after 9/20, please send us an email at board@h460.org and we will get you a copy ASAP. Anything you can do to help get the word out is greatly appreciated. If you can, please talk to your neighbors and ask them if they have returned their ballot. In order to hit this short time frame for voting and to make sure we have at least 2/3 of the neighborhood voting, it will take all of us working together to make sure everyone is aware and taking the time to review the documents and voting timeline.
We would like to thank the covenant committee (a group of H460 neighbors who volunteered to help with the draft) for drafting the updated covenants, neighbors who have attended board meetings, filled out surveys, attended in-person discussions, attended neighborhood events, comments on next door, and sent emails with feedback. The H460 board has considered all of this feedback and has adjusted the draft a few times to arrive at this final version. The H460 board is made up of volunteers from the H460 community and we wanted a document that we were okay living with as neighbors first and as a board second. We balanced the needs of the community with necessary updates and further clarification around the architecture review and enforcement process through the lens of not giving too much power to the board or add the ability to charge fines, but also giving a clear path to help assist neighbors in resolving conflict and keeping minimum standards in place to keep our covenant controlled community a place where home values stay high and our neighborhood maintains the character and quality that we have today. We feel that this document represents the majority of the neighborhood feedback and is a document that can stand the test of time.

This document is a starting point for neighborhood review and discussion. This draft was created by a group of neighbors and has been reviewed by the H460 board and Altitude Law.

This document outlines the changes from the current covenants document to the new draft covenants. Due to the change in structure from the old document to the new document, it is not easy to follow a red line document. Instead, this document outlines the process that was followed including what sections were transferred over to the new document. • March - June: Community review of proposed changes, and update as needed based on Community feedback
• July - August: Finalize 2024 Covenants with Altitude Law and prepare for Community vote
• September - November: Community vote (need 2/3 community approval to pass)

THE HIGHLANDS 460
The Highlands 460 (H460) neighborhood is located south of Denver, Colorado in the City of Centennial. The community includes 5 filings totaling nearly 900 homes built between the late 1970’s and mid 1990’s.
H460 is a kid-friendly neighborhood that attracts active families interested in the Littleton Public School District and living the Colorado lifestyle. South Suburban Parks & Recreation (SSPR) provides the area with a variety of recreation opportunities both indoors and outdoors. Our community is situated adjacent to the coveted Arapaho Park which boasts multiple playing fields, a state of the art playground and newly refinished tennis courts. Residents are a short walk from this park and have direct access to the High Line Canal Trail, a popular stretch of path through Denver's southside suburbs, winding for 71 miles between Aurora and Roxborough State Park.
In this active and connected community, neighbors get to know each other by going to the park, participating in activities such as playgroup, the 4th July parade and celebration, the annual community picnic, other social gatherings, and volunteering and engaging with our Civic Association. If your new to the H460, be sure to join the Facebook Group and connect on Nextdoor to stay informed and connected.
H460 is a short drive from shopping at The Streets of SouthGlenn, the regionally acclaimed Park Meadows Mall, and the famous IKEA. South Suburban Golf Course is accessible via the walking trail and the Dry Creek light rail station is close by.
Convenient access to major highways I-25 and C-470 makes getting to downtown, the Denver International Airport and the mountains, easy.
